Project Update, September 2023: At its meeting on August 28, 2023, City Council approved a recommendation to consider the rezoning application and that no public hearing will be held. Project Update, June 27, 2023: City-led Consultation for this project has now concluded. Feedback received from the community will be shared back here, and with Council as they consider this application for first and second reading later this year.

What's being proposed?

A rezoning application has been received to allow construction of a duplex at 376 Keary Street. The duplex would have a proposed density of 0.61 Floor Space Ratio (FSR). Both of the proposed units would be side-by-side, ground-oriented, and family-friendly with three bedrooms each. Secondary suites and/or a laneway house would not be permitted on the property.

The proposal includes a total of three off-street parking spaces: two resident and one visitor space, accessed from the rear of the site via the lane.

The proposed rezoning of the property from Single Detached Residential District (RS-1) to Comprehensive Development District (CD) to allow for a duplex is consistent with the Official Community Plan land use designation and with the Duplex, Triplex, Quadruplex: Interim Development Review Policy.

How can I engage?

There are opportunities for the public to provide feedback through the application review process. The review process is iterative and revisions are considered, based on engagement feedback, throughout the process. The process will involve City-led engagement, followed by revisions based on the feedback, then presentation to Council for bylaw consideration.

City-led Consultation

City-led consultation on the proposed rezoning has now concluded. The City-led consultation is an opportunity for public input before the project proposal is finalized and presented to Council for consideration of approval.

This consultation may potentially take the place of the Public Hearing. When Council considers this project for approval, anticipated fall 2023, they will decide if a Public Hearing is needed.

A summary of the feedback received will be presented to Council when they consider the rezoning application. The report will be posted on this page once it is available.
