Project Update, February 3, 2025: A Public Hearing on this proposal was held on January 27, 2025, after which Council supported the application to change the Official Community Plan and Zoning.
Applications for an Official Community Plan (OCP) Amendment and a Rezoning have been received for 1084 Tanaka Court. The site is currently vacant, located on the western edge of Queensborough, north of Boyd Street and Highway 91A. The property is currently designated and zoned for commercial uses under the OCP and Zoning Bylaw. The property owner has proposed to change the OCP land use designation to allow industrial uses. No form of development is proposed at this time; the applicant would submit a Development Permit and Building Permit application at a later date.
The applications propose to:
Amend the Official Community Plan land use designation from Queensborough Commercial (QC) to Queensborough Mixed Employment (QME). The Queensborough Mixed Employment designation allows for a variety of light industrial, office, and service commercial uses with a focus on employment generation.
Add the property to the Queensborough Industrial and Mixed Employment Development Permit Area. Any future Development Permit applications would need to comply with the Queensborough Industrial and Mixed Employment Development Permit Area guidelines which include guidelines related to building materials and colour, trees and landscaping, and how to transition to neighboring buildings.
Rezone the property from Comprehensive Development District (1084 Tanaka Court) (CD-82) to Light Industrial Districts (M-1). The Light Industrial Districts (M-1) zone allows for a variety of light industrial uses, including but not limited to manufacturing, trade schools, self-storage facilities, truck and industrial equipment repair, sales, rental, and storage, retail building supply establishments, scientific laboratories, and taxi offices. How can I engage?
A Public Hearing was held on January 27, 2025, after which Council voted to support the application. All opportunities for engagement with this application are now complete.
There are opportunities for the public to provide feedback through the application review process. City-led consultation on the project has now concluded. The City-led consultation is intended to offer an opportunity for public input before the project proposal is finalized and presented to Council for consideration. This will now be reviewed by the Advisory Planning Commission, followed by a public hearing prior to Council consideration.
Summary of Consultation
The applicant presented the proposal to the Queensborough Residents Association on September 10, 2024. There were 20 participants at the meeting and no questions were raised.
City-led consultation included a comment form on this project page, which was open between October 11 and October 28, 2024. Residents within 100 metres of the project were notified of the opportunity to provide feedback. One response was received, which was focused on conservation of native habitat in the area where possible.
